Lusail City Commercial Boulevard
The City of Tomorrow
Located 23km north of the city centre of Doha, Lusail Commercial Boulevard is one of 19 districts within Qatar’s self-contained and comprehensively planned Lusail City. Its massive 760,000 square metres of gross floor area features stunning mid-rise waterfront residential premises, prime high-rise office towers, ‘go-to’ retail core and a vibrant hospitality district. Its master plan also boasts its own extensive but comprehensive Light Rail network, a Lusail City highway and signature bridges connecting the different districts. Dubbed as the “City of Tomorrow”, it was conceived in line with the Qatar National Vision 2030 and now stands as a world-class flagship destination hosting the 2022 World Cup.
The Commercial Boulevard has 4 distinctive assets; the residential plots, retail plots, hospitality plots and offices plots. These assets are what drive the programme of the boulevard with retail being the main urban activity generator with a GFA of 142,000sqm. The perimeter of this development is where the residential plots are located, measuring at 310,000sqm, forming a self-sustaining urban ecosystem, one that is diverse, dynamic and well connected across the different plots.
Building Commercial Boulevard
The Commercial Boulevard is built for both the local and global community. Thus, its design scheme while contemporary remains deeply rooted as its architectural DNA took the cue from Doha’s national history, strong maritime heritage and cultural identity. To realise this urban vision required well-integrated collaborative work between the various specialist arms. Understanding this, the client engaged DPE for both our extensive experience in the Middle Eastern market and our integrated work approach. Our team came onboard to provide services in civil infrastructure, structural and building aspects of the project at concept design stage. We conducted a full site study and consultation with the architecture team. The end result is buildable designs with minimal technical setbacks.
