Strategically located at Paya Lebar MRT Interchange, Paya Lebar Square is a 13-storey premium office and retail development within the new URA Master plan for the Paya Lebar Regional Centre. The development enjoys a wide frontage and exposure along Paya Lebar Road on the east boundary, direct MRT entrance access from the Circle and East-West lines, and new landscaped pedestrian mall over the drainage reserve along Eunos Road 8.
The office block, which occupies the 4th to 13th storeys, is expressed as dark grey tinted glass façade, with horizontal aluminium fins as sun-shading device to create a clean, contemporary, up-market look.
The retail and restaurant spaces which occupy Basement 1, first and second storey are planned to capitalize on the pedestrian movement from the MRT stations, bus stop, taxi stand, drop-off area, office lift lobbies and the landscaped pedestrian mall along the Eunos 8 boundary.
As Paya Lebar Square was is a design and build project, DP Engineers was appointed by the client and subsequently novated under the main contractor. DPE’s scope was to provide Environmental Sustainable Design (ESD) Consultancy services to the client to achieve Green Mark Gold Plus.
DPE worked closely with the fellow consultants and contractors on ways to optimize the design and equipment selection in terms of energy efficiency. DPE also explored with the team on passive design strategies such as harnessing the natural day lighting through the skylight into the atrium space by the use of photocell sensors.
DP Engineer’s provided the Green Mark documentation and energy modelling simulations which demonstrated that the building design would achieve more than 25% energy savings as compared to a code compliant building. With the Green Mark Documentation and energy modelling results provided by DPE to the Building Construction Authority (BCA) and the project was awarded with Green Mark Gold Plus.
